What is a REIT?
A Real Estate Investment Trust, or REIT, is like a traditional mutual fund that pools investor capital for the purpose of investing in a portfolio of assets managed by professionals. A REIT invests in income producing real estate and makes investing in office buildings, apartments and commercial real estate easy and hassle free.

Tax-Advantaged Monthly Distributions

Targeted 6-8% annual distributions, mostly tax-deferred; equivalent to a 12.9% to 15% before-tax return on an “interest-bearing” investment such as a bond or a mortgage, assuming highest marginal personal income tax rates for Ontario residents.

Long-Term Capital Growth

Targeted annual growth of 3-5% (reflected in the Unit price) driven by growth in the underlying values of the properties.

Market Risk Mitigation

Through a sustainable and diversified acquisition strategy that offers stability of yield, inflation protection and growth potential, income-producing properties are a more predictable form of real estate.

Eligibility for RRSPs, RRIFs, RESPs and TFSA

Eligible for a wide range of investment vehicles, such as RRSPs, RRIFs, RESPs and TFSAs.

Preferential Access to a Pipeline of Acquisitions

Preferential access to new and stabilized multi-family and commercial income properties owned and developed by affiliates of District REIT.

Distribution Reinvestment Plan

For investors’ convenience, a distribution reinvestment plan (DRIP) option is available. Instead of receiving cash distribution monthly, investors distribution can be automatically reinvested in additional units.
